Why Leaks Demand Immediate Attention

Even a slow drip under a furnace can saturate subfloors and create mold conditions within 24โ€“48 hours. In Spring garages and utility closets, leaks often go unnoticed until significant damage has occurred. Early detection saves thousands in restoration costs.

Where Leaks Typically Originate

  • Tank body โ€” Corrosion eventually creates a hole. Once the tank itself leaks, the unit must be replaced.
  • Inlet / outlet fittings โ€” Loose or corroded connections at the top of the tank are common and usually repairable.
  • Temperature & Pressure (T&P) valve โ€” Discharge from the T&P can look like a tank leak. We determine whether the valve is faulty or responding to excess pressure/temperature.
  • Drain valve โ€” Older plastic drain valves crack or fail to seal after flushing.
  • Condensation โ€” On high-efficiency or cool-location units, condensation can be mistaken for a leak. We differentiate clearly.

Our Leak Response Process

  1. Shut off water supply and power/gas if safe to do so.
  2. Identify the exact source of the water.
  3. Contain and clean standing water when possible.
  4. Provide a clear repair or replacement recommendation with pricing.
  5. Complete the work or schedule same-day replacement if the tank is compromised.

We also inspect seismic straps and flexible connectors during every leak call โ€” many older Spring installations still lack proper bracing.
